If you’re considering buying a home in Arcadia or The Biltmore area, understanding the 85018 real estate market requires looking beyond the headline sales prices.
Through March 2026, the median single-family home sale price in Phoenix’s 85018 ZIP code reached $1.7 million, up 21.6% compared with the same period in 2025. At the same time, inventory increased to approximately 6.5 months of supply, giving buyers more options and, in many cases, more negotiating leverage.
Those numbers may appear contradictory. They’re not.
Higher-priced homes represented a larger share of the properties that closed during the first part of 2026, pushing both median and average prices higher. Meanwhile, overall inventory has expanded and the broader 12-month market has become considerably more balanced.
Here’s what buyers should know about the 85018 real estate market in 2026.
What Neighborhoods Are in the 85018 ZIP Code?
Phoenix’s 85018 ZIP code includes several distinct neighborhoods and submarkets that are sometimes grouped together by out-of-state buyers.
Arcadia Proper
Arcadia Proper is generally associated with the established residential neighborhoods near the eastern portion of the ZIP code. It is known for larger lots, mature landscaping, irrigated properties, ranch-style homes and, increasingly, high-end new construction.
Lot quality can play an especially important role in Arcadia values.
Arcadia Lite
Arcadia Lite generally refers to neighborhoods west of Arcadia Proper. Lots tend to be smaller, and buyers can often enter the area at a lower price point while maintaining excellent proximity to restaurants, shopping and Scottsdale.
Biltmore and the Biltmore Corridor
The Biltmore area surrounding the Arizona Biltmore includes a very different housing mix.
Buyers will find gated communities, condominiums, patio homes, golf properties and larger single-family estates. As a result, comparing an Arcadia property directly to a Biltmore property based solely on ZIP code can be misleading.
Camelback Corridor
Camelback Road serves as one of central Phoenix’s primary dining, shopping and employment corridors. Its location is a significant part of 85018’s appeal, particularly for buyers who want convenient access to Phoenix, Scottsdale and Paradise Valley.
Why Is 85018 One of Phoenix’s Most Desirable ZIP Codes?
Several characteristics continue to support demand in the 85018 real estate market.
Limited Land
Much of Arcadia is already developed. New construction frequently requires purchasing an existing home for the underlying land, demolishing or substantially renovating the property, and rebuilding.
That scarcity creates a very different market from newer Phoenix-area communities where additional residential land remains available.
Central Location
85018 provides convenient access to several of the Valley’s most important destinations.
Residents can generally reach Phoenix Sky Harbor International Airport, Old Town Scottsdale, Paradise Valley and Downtown Phoenix within a relatively short drive.
For executives and relocating professionals who may work in different parts of the metropolitan area, that central location can be particularly valuable.
Architecture and Character
The housing stock is unusually diverse for Greater Phoenix.
Depending on the street, buyers may find:
- Original ranch-style homes
- Mid-century architecture
- Spanish and Mediterranean-inspired homes
- Extensively renovated properties
- Contemporary custom homes
- Luxury new construction
That architectural variety gives the area a character that can be difficult to replicate in newer master-planned communities.
85018 Real Estate Market: 2026 vs. 2025
Year-to-date single-family sales through March show a striking difference in pricing while transaction volume remains almost unchanged.

At first glance, the 21.6% increase in median price and 32.3% increase in average price might suggest dramatic appreciation throughout 85018.
That isn’t necessarily what happened.
Instead, higher-end properties accounted for a greater percentage of the homes that sold during early 2026. Closed transaction volume was essentially unchanged, with 123 sales compared with 124 during the same period of 2025.
March illustrates that shift particularly well. The month’s median sales price reached approximately $2.23 million, compared with approximately $1.37 million in March 2025.
When analyzing a relatively small luxury submarket, a change in the price distribution of the homes being sold can dramatically affect median and average values.
Inventory Is Giving 85018 Buyers More Leverage
The other half of the story is inventory.
By March 2026:
- Months of supply increased to 6.5 months, from 5.0 months a year earlier.
- Active listings increased to 200, from 179.
- March pending sales declined to 24, compared with 38 in March 2025.
Generally, approximately four to six months of supply is considered a relatively balanced residential market.
At 6.5 months, the single-family market in 85018 has moved toward balanced to mildly buyer-favorable conditions.
The average seller also received approximately 96.2% of the final list price during the period.
However, buyers should be careful about applying that percentage to every property. A desirable new build on a premium Arcadia lot can behave very differently from an older home that has been sitting on the market for several months.
Why the Annual Numbers Tell a Different Story
One of the most important lessons when evaluating the 85018 real estate market in 2026 is that short-term statistics and rolling annual statistics are telling different stories.
According to data from the Cromford Report, annual median appreciation in 85018 was approximately -4.8% as of April 1, 2026, while annual price per square foot was approximately 1.0% higher.
That suggests the broader market has been relatively flat despite the impressive year-to-date median-price increase.
In other words:
The early-2026 sales mix became more expensive, but that does not mean every home in 85018 appreciated 20% or more.
This distinction is particularly important when determining whether an individual property is appropriately priced.
What Out-of-State Buyers Should Know About 85018
For buyers relocating to Phoenix, current conditions may create opportunities that were much harder to find several years ago.

Buyers Have More Negotiating Power
Increasing inventory means buyers can often be more selective. This is similar to what we see during certain seasonal windows in Scottsdale, when reduced competition can create additional opportunities for buyers. Depending on the property, there may be opportunities to negotiate:
- Purchase price
- Seller concessions
- Repairs
- Closing timelines
- Personal property
- Other terms
The amount of leverage depends heavily on the property’s condition, location, days on market and competition.
Premium Homes Still Command Premium Prices
The increase in inventory does not mean every segment of the market is soft.
Newly constructed and extensively renovated Arcadia homes continue to command substantial premiums, particularly when they combine high-quality construction with an exceptional lot.
Monthly sales pricing reached approximately $789 per square foot in March 2026, compared with an annual average of approximately $650 per square foot.
That gap illustrates how dramatically property quality and the composition of recent sales can influence the numbers.
Older Homes May Offer More Opportunity
Buyers considering an older ranch home or a property requiring renovation may have substantially more time to evaluate their options. If you’re weighing the cost of updating an older property, it also helps to understand which home improvements add value and which ones don’t.
In these situations, understanding the underlying lot is especially important.
Factors such as lot dimensions, orientation, traffic exposure, irrigation, surrounding construction and redevelopment potential can materially affect long-term value.
In Arcadia, Don’t Ignore the Lot
One of the biggest mistakes buyers can make in Arcadia is focusing exclusively on the house.
A beautifully renovated home on an inferior lot may not perform as well over time as a less impressive house sitting on exceptional land.

For single-family homes, I would describe the 85018 real estate market as balanced to mildly buyer-favorable overall, but highly segmented.
The approximately 6.5 months of supply gives many buyers more negotiating room than they had during the extremely competitive markets of 2021 through early 2023.
However, exceptional homes can still attract significant interest.
The property’s location, lot and condition matter more than the ZIP-code average.
85018 vs. Paradise Valley
Buyers considering Arcadia frequently compare it with neighboring Paradise Valley.
Both markets offer excellent access to Camelback Mountain, high-end dining, shopping and recreation, but the housing inventory differs considerably.
Paradise Valley generally offers larger estate lots and a higher concentration of ultra-luxury properties. In 85018, buyers have a broader range of options, from condos and patio homes around the Biltmore to multimillion-dollar custom estates in Arcadia.
For buyers targeting approximately $1 million to $3 million, 85018 can provide significantly more housing diversity.
